The current market is very fickle. Although there's been a slowdown in listing price acceleration, there's still an historically low number of properties currently on the market. And despite the increased mortgage rates we're still seeing that well maintained properties continue to be highly sought after and continue to sell fairly quickly; think in terms of weeks rather than days. And although home values have flattened (if not receded) they're also selling very near the asking price if priced for the current market conditions.
To determine the value of your home as you contemplate selling you may want to consider using a certified appraiser to prepare a Market Appraisal of your property's value to use in determining your asking price. Likewise, you may want to consider having a certified home inspector inspect your property and prepare a report so that you can address any issues that the report reveals and also include the report in your listing presentation - noting any and all repairs that have already been made based on the home inspectors report.
